【陳郁仁／台北報導】西班牙一列從首都馬德里開往加利西亞港口的特快車脫軌，造成60人死亡、20多人受傷、2人昏迷，是西班牙史上最嚴重火車意外。我外交部歐洲司司長張銘忠說，據我駐西班牙代表處回報，當地警方表示車上沒有亞洲乘客，且國人一般赴西班牙旅行，除散客和學生比較會搭火車外，大部份遊客跟團都搭遊覽車，所以意外中並無國人。

力麒建設(5512)在IFRS上路後，今年幾乎沒有新完工個案，致今年上半年營收僅9.04億元，較去年同期大幅下滑26.44%，法人估，力麒上半年的業績約有5、6成來自飯店轉投資、以及水資源BOT案的挹注，建案則僅來自餘屋的去化，營建本業的貢獻度相對低；而下半年營建收入能否衝高，關鍵將是店面能否順利處分。

力麒今年度沒有新完工個案，在手的餘屋則僅有大直美麗華對面的「麗麒」、以及和平西路、廈門街口「首御」，可售金額也不過十幾、廿億元，經過上半年的去化後，目前餘屋量已剩十億元左右。

而今年5月底力麒與力麗(1444)公告共同處分「首御」案的店面，全案交易金額1億1276萬元，兩家公司各佔持分二分之一，此交易將在8月交屋入帳，將對力麒8月營收貢獻5638萬元，致該公司單月營收有機會上升；而此店面的處分利益為3425萬元 ,每股貢獻度0.05元。

因此，整體看來，上半年力麒來自營建的貢獻並不高，估計力麒上半年來自轉投資挹注的獲利比重將大於本業，包括飯店業的儷山林休閒開發、力麗酒店，以及水資源BOT案東山林、綠山林開發等，預估飯店加水資源BOT案的上半年獲利貢獻逾1.5億元，佔整體比重的逾5成、甚至上看6成。

而下半年，「首御」店面的入帳、餘屋的去化將僅讓力麒的業績平穩，下半年力麒的業績大幅衝高，主要需看在手的精華區店面銷售。力麒在大台北地區擁有市值3、40億元的店面，其中，「師大居禮」案的1、2樓店面分別有3百多和4百多坪，已有多組買方接觸，公司今年以努力賣出為目標。

據業內估算，該店面含車位的市值高達20億元；而力麒的興建成本多已提列，全案的毛利率至少有5成，對公司的EPS貢獻度有高達1.8元水準。

力麒去年在出售店面和土地挹注下，EPS 達3.02元，為近年來新高紀錄。法人估，力麒來自飯店和水資源BOT案的年獲利貢獻約在5億元，EPS貢獻0.8元，若今年餘屋去化平穩、店面也順利賣出，則今年EPS仍可望有2.5~3元水準。

不過，力麒明年起就會進入業績收成期，總銷60億元、已售50億的「麒御」案，將在明年交屋入帳，EPS貢獻度近2元；2015年有牯嶺B案、2016年有新莊和莒光路合建案完工，預料未來2、3年均可穩定獲利。
