中國房租飆漲 合租勢在必行

對於台灣年輕人來說，買房子是「不可能的任務」。同樣地，中國中大型城市的房租持續上漲，對於在其中工作的年輕人來說，一個月花將近薪水一半的錢來付房租的事實，使「租房子」這回事幾乎成為他們的「不可能的任務」。昂貴的租房、買房價格，讓租不起房子的人只能選擇「合租」一途。
根據中國國家統計局剛發佈的統計數字，中國全國6月份的買房價格上漲3.1%，租房子的租金則平均上漲了4.1%。其中，作為中國首都的北京，6月份不管在買房或者租房的租金方面的漲幅，都在所有城市當中排名第一。
房租漲得離嚇人
隨著中國經濟的發展，中大型城市對於房市的需求也急速增加。幾乎所有中大型城市的房價、房租，都呈現不斷上漲的現象。根據中國國家統計局統計，上海的房租已經連續37個月上漲，今年七月的漲幅達到全年最高；廣州的房價也已連續45個月上漲。至於北京的情況則更糟，房租價格已經連續上漲了52個月，幾乎從奧運之後就沒有停過。
在北京，租房子的價錢已經達到一般人所無法承受的高價。在北京CBD（中心商務區），不到10坪大小的房間，租金一個月都在一萬人民幣（約48000台幣）以上。就算是比較偏遠，距市中心有40分鐘地鐵車程的天通苑，房東自己隔出4坪大小的小房間，也要房租600人民幣組左右（約28000台幣）。
從台灣到北京工作的馬先生指出，在租到目前這「差不多」符合理想的房子前，已經看過將近60個不同地方的房子。然而，大部分房子的CP值（性價比）實在太低，除了提高預算之外，幾乎不可能租到理想的房子，他說：「一個在台灣5000台幣就可以租到的小房間，在這裡15000台幣能租到就要偷笑了。」
30坪擠52個人
另外一位從廣西到北京讀書，畢業留下來工作的陸小姐也抱怨到，現在的大環境，房東在租屋合約到期後，不漲價10％以上都覺得對不起自己。「在這個大城市，你租不起，後面還有很多人捧著錢等著租，房東有恃無恐。」陸小姐無奈地說。
在此高房租的現實條件下，許多剛來到大城市工作的社會新鮮人和中下階層的工作者，只能選擇與別人一起合租。微博上一個著名轉發的帖子就表示，在北京雙井附近一個30坪大小左右的房子，最多曾經有52個人一起合租，生活條件之差，可以想像。目前，在北京租房子的人合租的比例，已由2011年的45%，上升到將近60%。
對於房租高漲不停的問題，房仲業者指出，租金漲勢持續的上漲，是因為房價漲幅連續回落的翹翹板效應，加上7、8月的畢業生湧入大城市，以及新學期開始將面臨的學區租房需求，都加劇了租房市場的需求量，以致於呈現出可租房供不應求，房東持續漲價的現象。
北京市住建委回應，房價的變動與市場供應緊密相關，短期上漲的原因很大程度是受結構性因素所致。為了實現政府在年初制定的房價調控目標，使房價「基本」穩定，北京市將推出一些相應措施，以滿足中等收入人士的需求。房租漲價的現象可望在9月開學以後會降溫，不過，短期來說，降價還是一個比較艱鉅的目標。

【綜合報導】日本大阪一名44歲男子藤卷昇，因涉嫌竊盜4300萬日圓(約新台幣1300萬元)，日前遭到警方逮捕。 警方指出，藤卷昇利用修理百葉窗的機會，多次進出不同民宅和店鋪，進而逮到機會行竊，警方從藤卷家中搜出4300萬日圓現金。而藤卷也向警方承認犯行，並稱偷錢是為了「未來能當養老金使用」，目前警方已將藤卷移送法辦。
