巴克萊也看空香港房價 估兩年跌三成

巴克萊銀行（Barclays）加入瑞士銀行（UBS）和美國銀行（BofA）看空香港房地產的行列，預測香港房價到2015年至少會跌30%，原因是所得成長停滯和供應增加。

巴克萊分析師路易（Paul Louie）和Zita Qin在28日的報告說，隨著開發商和屋主調整預期，香港「房價可能持續大跌」。他們給香港房地產股「負向」評級，並說辦公室價格將跌20%。

本月來已有多家證券經紀商調降香港房地產類股評級，並預測房價將出現1998年來最大跌勢。香港房價自2009年初來飆漲逾一倍，原因是低利率和供應不足，促使政府增稅並緊縮放款規定。

巴克萊建議投資人賣出該公司所追蹤14家香港房地產公司中的八家，包括新鴻基、太古、新世界發展等。巴克萊現在僅推薦投資人買進兩檔房地產股，即長江實業和恒隆。
